The shape of these markets
Burbank, Glendale, Pasadena, San Marino, La Cañada Flintridge and the Hollywood Hills are six distinct markets, not one regional average. Lot sizes, school boundaries, commute patterns and the mix of new construction versus long-held family homes all differ from one city to the next, and sometimes from one street to the next. Broad countywide statistics rarely describe any single property accurately.
In practice, comparable sales have to be pulled from the same city and often the same neighborhood. A well-prepared home with clear title typically draws interest well beyond its immediate street, including from buyers relocating from outside the area or overseas.
What some Mandarin-speaking families weigh
Every family is different, and I try not to assume what matters to yours. That said, in conversations across these six cities, some recurring themes come up:
- School research. Some families spend significant time comparing public and private school options before choosing a neighborhood.
- Multi-generational living. Floor plans with a downstairs bedroom, a guest suite, or room for an ADU can matter as much as square footage.
- Layout preferences. Some families have preferences around entry orientation, staircase placement, or numbers in an address — these are personal, and I am glad to keep them in mind during a search without treating them as a rule for everyone.
- Proximity to community. Access to Mandarin-speaking community groups, markets and cultural or language programs is a real factor for some households.
Value drivers, generally
- Location within the specific city and neighborhood
- Lot size and usability, not just square footage
- Condition of the home, systems first
- Permit status of any additions, ADUs or outbuildings
- School district and commute considerations, where relevant
- Views, privacy and topography in hillside communities
- Overall buyer demand in that city at the time of listing
What it means if you are selling
Preparation and honest pricing at launch consistently outperform a high number followed by reductions. This holds whether the property is a standard resale or a home passing to the next generation of a family — more on the latter on the trust and probate page.
What it means if you are buying, including from overseas
Be ready before the right property appears. A full pre-approval or proof of funds, and for overseas buyers, an early conversation about how funds move internationally and how documents can be signed remotely or across time zones, mean you can act quickly across any of these six communities.
