Some families I work with are buying a first rental property, others are managing a small portfolio, and some are overseas investors purchasing from a distance. I help with the real estate side in English or Mandarin.

Evaluating a potential investment

I put together a written comparison of comparable sales and general rental-rate context for a property you're considering in Burbank, Glendale, Pasadena, San Marino, La Cañada Flintridge or the Hollywood Hills, so you can weigh the numbers before making an offer.

Buying, selling and holding

Whether you're acquiring a new property or deciding whether to sell one you already own, I handle the marketing, negotiation and paperwork, and coordinate with your lender, CPA or attorney where their expertise is needed.

Investors based overseas

If you're purchasing from Taiwan, mainland China or elsewhere, much of the process can be handled remotely, and I'm glad to walk through documents in Mandarin. See the overseas buyers and heirs page for more on remote signing, wiring funds and time zones.

Do you help clients buy rental or investment property?

Yes. I help buyers evaluate investment properties across Burbank, Glendale, Pasadena, San Marino, La Cañada Flintridge and the Hollywood Hills, including single-family rentals and small multi-unit buildings where available.

Can you help overseas investors purchase property here?

Yes, many of the same remote-transaction tools apply: video walkthroughs, documents explained in Mandarin, and electronic or notarized signatures depending on the document. See the overseas buyers and heirs page for more detail, and note that tax and financing questions should go to a CPA and lender familiar with foreign national buyers.

Do you provide rental market data or property management?

I can share comparable sales and general rental-rate context to help with your decision, but I don't provide property management services directly. I'm glad to refer you to local property managers if you need ongoing management after purchase.

What about taxes on rental income or selling an investment property?

Those questions, including depreciation, 1031 exchanges, and any withholding for foreign owners, should go to your CPA or tax attorney. I coordinate the real estate side of a purchase or sale but don't advise on tax strategy.
