Every search starts with a conversation about what matters most: commute, schools, budget, and whether the home needs to work for more than one generation. From there I set up a search across Burbank, Glendale, Pasadena, San Marino, La Cañada Flintridge and the Hollywood Hills, so you see the whole picture rather than one city at a time.
Touring homes as a family
Some families tour together on the weekend; others have members who can't be there in person, whether they're overseas or simply working. I do video walkthroughs so everyone can weigh in, and I'm glad to explain a property's condition, disclosures or paperwork in Mandarin for family members who prefer that.
Offers and negotiation
Once you find the right home, I prepare a written analysis of comparable sales so the offer price makes sense on paper, not just on instinct. I explain each term of the offer plainly, negotiate directly with the listing agent on your behalf, and keep you informed at every step through closing.
Some things families ask about
Some buyers I've worked with have asked about a home's number address, floor plan orientation, or nearby schools as part of their decision. I don't assume what matters to your family, but I'm always glad to talk through it, in English or Mandarin.
